As a 10-year industry veteran, Lead Estimator Jorge Vargas has experienced these challenges first-hand, participating in lengthy value engineering exercises for both public and private clients across California. Creative Solutions for Budget Constraints
When the first estimate for the Construction Manager at-Risk (CMAR) SMF project came in roughly $20 million over budget, the team knew they had a long value engineering road ahead. An added layer of complexity stemmed from the fact that the original budget had been developed for 10,000 less total building square feet. The project team was cognizant they would have to deliver even more value with less capital. Join was just the platform to help them realize that goal.
Over the year-long preconstruction process where significant scope elements remained in a protracted state of flux, Join was instrumental in driving collaborative project decisions that successfully upheld the owners vision for an unparalleled passenger experience. The Hub building, for example, underwent three design iterations that involved major structural elements, including the footprint and exterior fa癟ade. The owner also widened the bridge, which added nearly one million dollars to the bottom-line cost. The project ceilings, which were a priority design element for the owner, underwent four major re-designs with differing product types. Join was instrumental in enabling the owner to visualize the cost of each product type and vet against their desired aesthetic.
Ultimately, the owner elected a concept coined Destination Lift that achieved a $358,000 cost savings. Incorporating halcyon fiberglass panels, Comp瓣sso Elite extruded aluminum perimeter trim and Paraline簧 Baffles, the chosen concept is a semi-open system that evokes fluidity and movement through space through its undulating pattern. An added benefit of the baffle material is its sound-absorbing qualities that improve acoustics and reduce reverberation for passengers.
When the team reached GMP, the project was $4,000 under budget a testament to the power of a highly collaborative teams strategic application of a highly collaborative tool.
